Step 01 Budgeting A realistic, written budget — not a stretch one. Includes mortgage, closing costs, land transfer, lawyer, inspection, the move itself. We frame the number you can afford, not the one your bank will lend you.
Step 02 Property type Detached, semi, condo, townhome, freehold townhouse — each is a different lifestyle, maintenance load, and resale curve. We match the property type to the next ten years of your life, not the last ten of someone else's.
Step 03 Location Amenities, safety, commute, value trends, school zones, noise. We walk the neighbourhood at different times of day before recommending you do the same. Location is the one thing you can't renovate later.
